Ontario Real Estate Salesperson Program | The Pre-Registration Phase
If you’re looking to become a real estate salesperson in Ontario, you must complete the required education before applying for registration with RECO. Here’s what you need to know.

Course Curriculum
Humber provides a structured learning path for aspiring real estate professionals. Below is an overview of the program:
The pre-registration phase consists of seven courses:
Course 1: Real Estate Essentials (self-directed online)
Course 2: Residential Real Estate Transactions (self-directed online)
Course 3: Additional Residential Real Estate Transactions (self-directed online)
Simulation 1: Additional Residential Real Estate Transactions (Zoom or in-person class)
Course 4: Commercial Real Estate Transactions (self-directed online)
Simulation 2: Commercial Real Estate Transactions (Zoom or in-person class)
Course 5: Getting Started (self-directed online)
The simulation sessions are mandatory and can be completed either virtually via Zoom or in person at Humber Polytechnic in Toronto (Etobicoke).
Each simulation session is available as an intensive one-week course (Monday to Friday) or over 2-3 consecutive weekends.
Class sizes range from 12 to 24 students.
The simulation sessions involve both full-group discussions and breakout sessions for role-play exercises. Attendance and participation are required from 9:00 AM to 5:00 PM, with a one-hour lunch break.
Exams
The program includes six exams, with each course having an associated exam except for Course 5: Getting Started.
All exams are multiple-choice, with a minimum passing score of 75%.
Exams can be taken online or in person. Many students opt for in-person exams to avoid the technical requirements of online proctoring. Check this list for available in-person exam dates, times, and locations.
Program Fees
The minimum cost for the Real Estate Salesperson Program is $4,795, which includes $4,140 for the pre-registration phase and $655 for the post-registration phase.
Fees are paid per course as you progress through the program.
Additional costs to consider:
$125 Program Application Fee (mandatory)
$120 Exam Retake Fee (if you need to rewrite an exam)
$155 Simulation Remediation Fee (if you need to retake a simulation session)

These fees cover the education component only. Once you complete the pre-registration phase, you must register with RECO and secure employment with a brokerage. Here’s a list of additional costs associated with registration.
Time Commitment
The program is largely self-directed, allowing you to set your own pace.
Humber provides recommended timelines to help you stay on track.
The pre-registration phase can be completed in as little as six months or take up to two years.
Course completion timelines may be affected by the availability of simulation sessions and exam scheduling.
After completing the pre-registration phase, you can apply to RECO for registration as a real estate salesperson. You will then have two years to complete the post-registration phase. All post-registration courses are self-directed and do not include exams.
