Humber Real Estate study guides reflect the current course materials (REBBA). Updates to TRESA content can only occur in sync with Humber’s update schedule to prevent confusion while studying.

What’s Changing?
TRESA Phase 2 came into effect on December 1, 2023. Humber Polytechnic’s* real estate course materials and exams will be changing, but a specific timeline has not been provided. Currently, students learn REBBA throughout the pre-registration phase, and TRESA is only introduced in the final course (Course 5, which has no exam).
As a result, every Humber Real Estate exam is currently based solely on REBBA, not TRESA. Humber previously indicated that TRESA content changes were planned for 2024 but later removed any reference to an estimated timeline.
*In 2024, Humber College changed its name to Humber Polytechnic.

What Has Changed?
The new TRESA requirements enhance consumer protection and improve RECO’s regulatory powers. These updates significantly impact your day-to-day activities as a registrant and represent the most substantive updates to Ontario real estate legislation since REBBA 2002. Below is a brief overview of key changes that came into effect in December:
REBBA (the Real Estate and Business Brokers Act) was renamed TRESA (Trust in Real Estate Services Act).
Customer relationships no longer exist; all individuals are either clients or self-represented.
A RECO Information Guide must be provided to all clients and self-represented parties before any services are offered.
Brokerages can use designated representation as an alternative to multiple representation in specific situations.
Sellers now have the choice to disclose certain offer details, such as price, conditions, and closing date (personal information remains confidential).
New requirements for disclosures, consents, and acknowledgements ensure they are clear, written in plain language, and easily understood.
RECO’s powers have expanded to enhance compliance and enforcement.
The Code of Ethics has been revised to focus on ethical obligations, with compliance details moved to the TRESA Regulations.
The scope and authority of the Discipline Committee have been broadened.
Note: These are the most notable changes with the greatest impact. There are additional Phase 2 requirements not listed here.

There’s nothing to worry about right now. Humber will announce course changes in advance, and Humber Real Estate study guides will be updated accordingly. These updates will be seamlessly integrated into your learning experience to ensure you have a smooth study process.
As a New Real Estate Salesperson
TRESA changes are significant and will take time to fully understand. TRESA modules are now incorporated into Course 5, and additional resources are available on RECO’s website. Remember, you’re not alone in this transition—every real estate salesperson and broker in Ontario (over 90,000 professionals) is navigating these updates and learning how they affect their legal and ethical responsibilities.
Take advantage of all available resources, especially RECO Bulletins. Once you’re registered, you’ll also have access to:
Information provided by your brokerage.
Local real estate board resources and OREA forms (if you are a member of organized real estate).
What Should You Do Now?
If you’re currently completing the Humber Polytechnic Real Estate Salesperson Program, focus on the current course materials. Course updates have not been finalized yet, so studying TRESA details too early may lead to confusion and unnecessary stress.
Courses 1 and 2 will be significantly affected by these changes. Strategically, it’s a good idea to complete these courses before the transition to avoid complications. While you’ll need to learn TRESA eventually, finishing these courses under the current system can help minimize confusion.
